Leaky Roof Skylight Repair

A home in Laguna has a skylight that leaks severely when it rains.The composition shingle roofing materials are blocking the flashings, so they need to be removed to asses and fix the skylight flashings properly.

After removal if the composition asphalt shingles, Many problems with the flashings were uncovered.

The top left corner of the skylight has a large hope, where the step flashings failed to meet underneath the top counter-flashing.

The step flashings ailed ti completely lap each other, indicating that they didn't use enough flashing materials for the skylight(s) and were in a hurry.

Again more evidence that the roof/wall step flashing doesn't properly lap (in fact, are just butting together)

Just like the top area of the skylight, the bottom corners were also exposing large holes/gaps in the flashings and even exposed roof sheathing.

Extra step flashings are being installed as necessary, as well as "Bituthaine"/Ice and water shield membranes to provide and added measure of protection from water penetration. Two types of membrane materials are going to be used. One with aluminum covering and one without. Bituthaine membrane without an aluminum coating can't be exposed to sunlight/UV deterioration.

Re-assembling the roofing at the same time the flashings get incorporated with the roofing materials.

No more huge gaps in the flashings that I could put a couple fingers into, in the upper left corner.

Upper left corner (plus the other step flashing) gets "Bituthane" type flashings just for added protection.

Skylight flashings are all complete, roofing put back together, and the skylight gets a flood test. Tested perfect!
