This house in Mission Viejo needed improvements to their wood patio cover. Consisting of Caulking/sealing windows to prevent water leakage behind the wood support ledger attached to the wall/stucco. This had obviously been done several times, because there were multiple layers of caulking (wiped onto the window panes, stucco and wood). This all had to be cleaned up to seal properly from weather.

The peeling/old paint was scrapped and all raw wood was primed, unfortunately, termite damage was located in one of the support posts. In addition, about 5 of the wood joists/that form the cover showed dry rot as well. These boards will have to be removed and replaced (but at a soon-later date).
