Opening Up The Floor Plan
A home in Laguna is getting a wall removed to create an open floor plan concept from the kitchen and dining room.
Unfortunately, a slight pause and adjustment to the plan was necessary after some of the drywall was removed. While the wall is not "load barring", it showed to be an engineered wall for seismic forces. ("Lateral loads" and "Uplift", by the noted plywood shear panel and HD Hardware .)
So, after evaluation, the wall can be opened up but not removed. Various reinforcements were designed. |
All opened up and ready for the new support beam to be installed..
Large 8"x10" -8' beam installed and fastened into the shear wall and framing as required. But also looks great and matches the original exposed framing of the home,
While, the walls are getting smoothed out and the drywall texturing repaired, the obstacles now are matching the stain to be done on the beams/roof framing and patching the wood flooring.
The walls are smooth and ready to match the wall texture and the new beam is then ready to stain/seal (to match the existing wood framing.
Plan "B" with the floor, getting started. Hexagon shaped stone tiles in lieu of squares and rectangles.
Flooring and baseboard finished. Very beautiful and creative.
